Boston Globe Reports Synergy’s Seventh Downtown Acquisition Since 2023

Synergy, in partnership with New York-based alternative investment manager Axonic Capital, has acquired 265 Franklin Street, a 21-story Class A tower in Boston’s Financial District, for $116 million. The transaction was covered by the Boston Globe, which noted that Synergy has become one of the most active buyers in downtown Boston’s office market.

A Full City Block in the Financial District

Directly across from International Place, the 21-story tower occupies an entire city block and spans 360,000 square feet. Its roster reflects the caliber of organization the location attracts: law firm McCarter & English, investment firm Ares Management, and the Greater Boston Chamber of Commerce. Tenants sit within immediate reach of the Rose Kennedy Greenway, South Station, and the Interstate 90 and 93 corridors.

Mark Fallon, Research and Strategy Director at Hunneman, told the Globe that Synergy has “kind of perfected” the downtown acquisition strategy, describing the firm as a well-regarded operator known for acquiring and elevating well-located assets.

Seven Downtown Acquisitions Since 2023

The purchase marks Synergy’s seventh downtown Boston acquisition since 2023, following 99 High Street, 101 Arch Street, 101 Merrimac Street, 179 Lincoln Street, One Liberty Square, and 1 India Street. Matthew Godoff, Executive Vice President and Head of Investments at Synergy, said the firm continues to see opportunities in acquiring and enhancing well-located assets that contribute to the long-term vitality of the city.
